Saturday, April 17, 2010

Schriner refers to himself as the “Average Joe” candidate, and advocates a pro-life and pro-environmentalist platform. He has been the subject of numerous newspaper articles, and has published public policy papers exploring solutions to American issues.

Ways A Heating Contractor In San Antonio Tx Can Help Maintain Your Heating System

byAlma Abell

As the colder months of the year approach, you will need to consult with a Heating Contractor in San Antonio TX about having your unit serviced to ensure it is ready for the colder weather. Most times this will involve having the unit inspected for damage and cleaned to help it run more effectively and efficiently.

One of the first things that will need to be inspected is the burner. The burner lights up and heats the air before it is sent into the home. If the flames of the burner are blue, the unit is clean and working properly. Yellow or orange flames generally indicate a dirty burner and the unit will need to be disassembled and cleaned. There are many parts in a burner, so this process can require a bit of time and skill to ensure it is done correctly.

After the burner has been cleaned, the technician will generally focus on the blower. This unit is generally found in the attic or in a utility closet. Most blowers have an air filter, which is designed to block dirt and particles from going into the system. The filter should be inspected and replaced if it is dirty. Filters should be inspected periodically throughout the season to help keep the unit running its best.

Since not all dirt can be trapped by the filter, the Heating Contractor in San Antonio TX will also spend some time cleaning the unit with a vacuum. This will remove surface dirt and any dirt clogging vents, grilles or other areas of the unit.

The unit’s motor should be checked to be sure the wires connecting it to the power are in good condition and all connections are secure. This will be beneficial in preventing fires from occurring. If the fan or fan belt show signs of damage, they should be replaced.

Making sure your heating system is clean and in good shape is important for maintaining your home at a comfortable temperature no matter what the weather is like outside. Having a professional to check you system before it is need, can be a good way to do this. For more information, please visit mmweatherization.com. You can also visit their Facebook page.

Chula Vista, California becomes model for blight control laws in the US

Tuesday, October 14, 2008

The San Diego, California suburb of Chula Vista has responded to the recent housing crisis with an aggressive blight control ordinance that compels lenders to maintain the appearance of vacant homes. As foreclosures increase both locally and throughout the United States, the one year old ordinance has become a model for other cities overwhelmed by the problem of abandoned homes that decay into neighborhood eyesores.

Chula Vista city code enforcement manager Doug Leeper told the San Diego Union Tribune that over 300 jurisdictions have contacted his office during the past year with inquiries about the city’s tough local ordinance. Coral Springs, Florida, and California towns Stockton, Santee, Riverside County, and Murietta have all modeled recently enacted anti-blight measures after Chula Vista’s. On Wednesday, 8 October, the Escondido City Council also voted to tighten local measures making lenders more accountable for maintenance of empty homes.

Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.

Under the Chula Vista ordinance lenders become legally responsible for upkeep as soon as a notice of mortgage default gets filed on a vacant dwelling, before actual ownership of the dwelling returns to the lender. Leeper regards that as “the cutting-edge part of our ordinance”. Chula Vista also requires prompt registration of vacant homes and applies stiff fines as high as US$1000 per day for failure to maintain a property. Since foreclosed properties are subject to frequent resale between mortgage brokers, city officials enforce the fines by sending notices to every name on title documents and placing a lien on the property, which prevents further resale until outstanding fines have been paid. In the year since the ordinance went into effect the city has applied $850,000 in fines and penalties, of which it has collected $200,000 to date. The city has collected an additional $77,000 in registration fees on vacant homes.

Jolie Houston, an attorney in San Jose, believes “Lenders will respond when it costs them less to maintain the property than to ignore local agency requirements.” Traditionally, local governments have resorted to addressing blight problems on abandoned properties with public funds, mowing overgrown lawns and performing other vital functions, then seeking repayment afterward. Chula Vista has moved that responsibility to an upfront obligation upon lenders.

That kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.

As one of the fastest growing cities in the United States during recent years, Chula Vista saw 22.6% growth between 2000 and 2006, which brought the city’s population from 173,556 in the 2000 census to an estimated 212,756, according to the U.S. Census Bureau. Chula Vista placed among the nation’s 20 fastest growing cities in 2004. A large proportion of local homes were purchased during the recent housing boom using creative financing options that purchasers did not understand were beyond their means. Average home prices in San Diego County declined by 25% in the last year, which is the steepest drop on record. Many homeowners in the region currently owe more than their homes are worth and confront rising balloon payment mortgages that they had expected to afford by refinancing new equity that either vanished or never materialized. In August 2008, Chula Vista’s eastern 91913 zip code had the highest home mortgage default rate in the county with 154 filings and 94 foreclosures, an increase of 154% over one year previously. Regionally, the county saw 1,979 foreclosures in August.

Professionals from the real estate and mortgage industries object to Chula Vista’s response to the crisis for the additional burdens it places on their struggling finances. Said San Diego real estate agent Marc Carpenter, “that kind of measure will add additional costs to banks that have been hit really hard already and ultimately the cost will be transferred down to consumers and investors.” Yet city councils in many communities have been under pressure to do something about increasing numbers of vacant properties. Concentrations of abandoned and neglected homes can attract vandals who hasten the decline of struggling neighborhoods. Jolie Houston explained that city officials “can’t fix the lending problem, but they can try to prevent neighborhoods from becoming blighted.”

CEO Robert Klein of Safeguard, a property management firm, told the Union Tribune that his industry is having difficulty adapting to the rapidly changing local ordinances. “Every day we discover a new ordinance coming out of somewhere”, he complained. Dustin Hobbs, a spokesman from the California Association of Mortgage Bankers agreed that uneven local ordinances are likely to increase the costs of lending. Hobbs advised that local legislation is unnecessary due to California State Senate Bill 1137, which was recently approved to address blight. Yet according to Houston, the statewide measure falls short because it fails to address upkeep needs during the months between the time when foreclosure begins and when the lender takes title.

Internet through electrical power network introduced in Bucharest

Tuesday, March 22, 2005Between 10 to 15 of Bucharest’s 61 Unirii Boulevard residents will be able to connect to the Internet through their power lines. Starting from May of this year, a trial was organised by Electrica Muntenia Sud, the electricity company of Bucharest and Southern Romania.

The technology, known as Power Line Communications (PLC), enables the transmission of broadband Internet and fixed line telephony data through the existing electrical power network. The technology, in use by 13,000 people in 30 countries throughout the world, is considered very advantageous due to its high speeds and low cost. It uses infrastructure that is already available in most people’s homes.

Once the Unirii Boulevard trial concludes, and if it is successful, Electrica Muntenia Sud will roll-out the PLC Internet plan to the mass market. It is expected to be embraced by Romanians because its data transfer speed of 5Mps is available for a monthly subscription fee of less than 15 euro.

Bucharest is the first city in Southeastern Europe to trial such innovative technology.

Reflexology Massage Therapy Can Treat Tinnitus in Bradenton and Sarasota FL

Patients suffering from tinnitus can be treated through reflexology massage therapy in therapeutic massage spas in Bradenton and Sarasota FL.

Mary Martin, founder of the Association of Reflexologists and of her own School of Reflexology, has case studies of her own tinnitus patients treated successfully with reflexology. According to Martin, patients with tinnitus hear sounds such as ringing, whistling, buzzing, hissing or even roaring in one or both ears or in their heads. Depending on the case, these sounds can be constant or can come and go. The level of the sound also varies in each individual. It interferes greatly with normal life and can lead to insomnia and depression. In many cases, tinnitus is accompanied by deafness. Martin states that although tinnitus is not visible and patients often do not show any outward signs of their suffering, people with tinnitus need much courage in bearing the affliction. Among the possible causes of tinnitus are complications from secretory otitis media in children; ear infections or inflammations; Menire’s disease; Otosclerosis; disorders of blood vessels in the head; high doses of certain drugs such as quinine, aspirin and selected antibiotics; severely impacted wax; and long-term exposure to extremely loud noise such as music from earphones, the noise of pneumatic drills and other prolonged noises. One of the most important triggers, however, is stress. While Martin recommends consulting an ear-nose-throat (ENT) medical specialist, she points out that there is often no medical cure for tinnitus. Instead, a masking device is usually prescribed. This is like a hearing aid, except that it emits its own noise intended to distract the patient from the sound of tinnitus. Not all patients take to it, though. Martin presents the case of her 43-year-old female patient who could not be helped by several doctors in seven years because her tinnitus was caused by stress. She also suffered from extreme anxiety and had panic attacks. Her condition was progressively getting worse. After the second reflexology treatment, the tinnitus stopped. After the third treatment, a slight ringing returned but also stopped before the day ended. The same happened after the fourth treatment. After the sixth treatment, the tinnitus was totally eliminated. Her panic attacks were also resolved. She became more relaxed and was definitely happier. Martins other tinnitus patient was a 22-year-old male who had been experiencing high-pitched noise in both ears especially at night for three months. As a result, he could not sleep well. Medical tests, however, came out negative. Once again, the root cause was stress since he had just come from a problematic relationship. The patient was getting depressed. After the second reflexology treatment, the ringing noise decreased, remaining only slightly in the left ear and enabling him to get better sleep. After five treatments, the tinnitus was completely cured. He also became more relaxed and more optimistic about his life. According to Martin, a large part of the success of the reflexology treatments could be attributed to the discussion of the patients problems, providing a venue for the relief of stress which was the root cause of their tinnitus. She points out that most doctors do not give enough importance to the therapeutic benefits of listening closely to their patients. Martin, on the other hand, puts great value in establishing a good relationship with her patients in therapy, endeavoring to provide them not only with care but also with encouragement and self-empowerment. She declares that reflexology eliminates stress and brings about a positive state of emotions and sense of well-being that gives patients the ability to resolve their affliction. Even after successful treatment with reflexology massage therapy, patients and their families can also enjoy deep tissue massage therapy, Swedish massage therapy, sports massage therapy and pregnancy massage therapy at therapeutic massage spas in Bradenton and Sarasota FL. Wikinews interviews John Wolfe, Democratic Party presidential challenger to Barack Obama

Sunday, May 20, 2012

U.S. Democratic Party presidential candidate John Wolfe, Jr. of Tennessee took some time to answer a few questions from Wikinews reporter William S. Saturn.

Wolfe, an attorney based out of Chattanooga, announced his intentions last year to challenge President Barack Obama in the Democratic Party presidential primaries. So far, he has appeared on the primary ballots in New Hampshire, Missouri, and Louisiana. In Louisiana, he had his strongest showing, winning 12 percent overall with over 15 percent in some congressional districts, qualifying him for Democratic National Convention delegates. However, because certain paperwork had not been filed, the party stripped Wolfe of the delegates. Wolfe says he will sue the party to receive them.

Wolfe will compete for additional delegates at the May 22 Arkansas primary and the May 29 Texas primary. He is the only challenger to Obama in Arkansas, where a May 10 Hendrix College poll of Democrats shows him with 38 percent support, just short of the 45 percent for Obama. Such an outing would top the margin of Texas prison inmate Keith Russell Judd, who finished 18 percent behind Obama with 41 percent in the West Virginia Democratic primary; the strongest showing yet against the incumbent president. Despite these prospects, the Democratic Party of Arkansas has already announced that if Wolfe wins any delegates in their primary, again, due to paperwork, the delegates will not be awarded. Wolfe will appear on the Texas ballot alongside Obama, activist Bob Ely, and historian Darcy Richardson, who ended his campaign last month.

Wolfe has previously run for U.S. Congress as the Democratic Party’s nominee. On his campaign website, he cites the influence “of the Pentagon, Wall Street, and corporations” on the Obama administration as a reason for his challenge, believing these negatively affect “loyal Americans, taxpayers and small businesses.” Wolfe calls for the usage of anti-trust laws to break up large banks, higher taxes on Wall Street, the creation of an “alternative federal reserve” to assist community banks, and the implementation of a single-payer health care system.

With Wikinews, Wolfe discusses his campaign, the presidency of Barack Obama, corporations, energy, the federal budget, immigration, and the nuclear situation in Iran among other issues.

Train collision kills at least eighteen near Brussels, Belgium

Monday, February 15, 2010

Belgian authorities have confirmed that at least eighteen people died in a head-on collision between two passenger trains in the suburbs of Brussels. Other reports suggest that the death toll could be as high as 25. More than 125 passengers are reported injured, 11 of them “very seriously”. Rescuers were still trying to free bodies from the wreckage of the trains more than eight hours after the crash, which occurred in snowy conditions at 08:28 local time (0728 UTC) near the station of Buizingen in the municipality of Halle, about 15 kilometres southwest of the Belgian capital.

One of the trains involved was travelling from Quiévrain to Liège, while the other was travelling from Leuven to Braine-le-Comte. The collision saw the first two carriages of one train being forced upwards into the air over the first carriage of the second train. Eyewitnesses described the collision as “brutal”, with passengers being thrown “violently” around the carriages.

Television footage showed the two smashed locomotives forced up in the air, with passenger cars strewn over a wide area and dazed survivors wandering at the crash site. Train speed at the time of the crash was not immediately known. There are reports that one of the trains ran a stop signal.

Initial reports suggest that the Leuven–Braine-le-Comte train was on the wrong line. It is not known if the train went through a red signal or if there was a problem with the signalling. A “well informed source” quoted by French-language daily Le Soir suggested that there might have been an electrical failure in the signalling system.

The collision occurred on one of the main access lines to Brussels-South station, about 14 kilometres (9 miles) from the Belgian capital. It caused “major damage” to overhead power cables, especially on the Brussels–Mons and Brussels–Tournai lines, and high speed rail services between Brussels and France and the UK have been suspended. Thalys services were temporarily halted due to the accident, with four of its trains in the region being diverted to alternative stations. Thalys services between Brussels and Cologne have now resumed, but services to Amsterdam and Paris are still suspended.

One passenger on board, Christian Wampach, described conditions on board the train, “It was a nightmare. We were thrown about for about 15 seconds. There were a number of people injured in my car but I think all the dead were in the first car.” Wampach was in the third car.

Another passenger, Patricia Lallemand, said, “When we came out we saw dead bodies lying next to the tracks, some mutilated.”

Painting or redecorating, whether it be a residential or commercial space, is a difficult and expensive job, and many try doing the painting themselves to save money. However, the cost of a contractor to do the job for you is worth the expense in both money and time. Here are a few reasons why:

Professional Service

No matter how good your DIY skills, nothing can beat the professional touch of a company with years of training and experience behind them. Our team can also deal with any unexpected or difficult issues that should arise.

Time Saving

The money saved on painting yourself could actually be less compared to the time lost from doing the task. Residential and commercial painting contractors will not only finish the job in a shorter amount of time but will free up your time for your own work or commitments. If you run a business, operations won’t be interrupted for too long while waiting for the paint job to be finished.

Additional Services

You might decide that painting alone isn’t enough for your remodeling. We also provide concrete polishing and overlays that will bring a fresh new look to your concrete floors. There is no point in having newly painted walls if your floors don’t meet the same standard.

Preparation

If you are unfamiliar with decoration, it could be hard for you to decide upon the best color, tone, shade, and combinations to choose. This is all part of the service we provide to make your space look its best, eliminating the need to re-paint an unsatisfactory job.

Hiring a painting contractor, in addition to a concrete polisher, to redecorate your home or business will save your more than just money. It also allows for a professional and knowledgable service that will save you time and last for many years with little need for maintenance, repairs, or redecoration.
